I was just offered $5250/acre + 25% cost-free royalty. The larger property owners offered this easily, so let's me know this is a low-end number. I'll hold out to help all the rest, but Dale land rep told me some bigger company neighbors have signed. They don't call, but are pushing leases enough to have personal visits.

Your organization has not responded to the latest actions of Chesapeake. Please explain why we should not consider the current offers being made. Are you expecting an agreement soon or are we on our own?

A group of us are meeting with their representive Monday night, 11/21. It would be nice to hear something from you by then.

Thanks,

We need to get this completed soon!!!! Some of the nieghborhood is signing with the Chaffey company that is coming around. People are caving right and left from what I am hearing. We are standing firm to hold out with the group, but we are getting tired of waiting. I think that if we keep waiting much longer that the price will hit bottom again and we would be back to square one.

I received a letter from R. J. Griffin of Purple Land Management claiming to be the landman for Chesapeake asking to set an appointment about lease signing. Has anyone else received the same letter? Are there additional updates from NHMOC to post?

Best advice we can give you as members is dont believe a word they say. your neighbors that are supposedly signed up could be false information. If they break us up as a coalition, there is less nego. we can do.

Iron Horse got $5250/25% years ago, we can as well with the right contract

A guy from Dale Property Services, LLC just came by the house and offered $2,500 per acre for a 5 year lease - property measured to the middle of the street, 25% royalty rate. How can I get the $5,250 that Chesapeake is offering? The lease he left for me to read is with Chesapeake, not Dale. According to the map here on the web site, most of the homeowners in this neighborhood have already signed. What happens if they start drilling and I haven't yet signed? Will I be left out or forced to accept a lower signing bonus?

Completely agree. If you have been a member as long as I have, this thing is nearly over.

I see these offers by mail offensive because indeed, they will be making money off of your land and rights for nothing.

We were so close in '07 until the bottom fell out of the market...our turn is nearly here.

A Chesapeake Rep told me that their company was not going to deal with NHMOC and that I should sign while the offer was high because once they began to drill it would be less than half what they offered that day (which was very little). True Reasoning would have it that they can NOT "section off" the gas under my property and not use it, therefore, if I have not contracted with them to have it, and they are ready to pipeline and sell it, they will have to pay for it or be taken to court for theft of it. Sooooo, let's see, that would mean the value increases, not decreases, eh?
